Cost Segregation
How to Guides & FAQs

Step 1

Feasibility Analysis

Review the property's purchase price, construction cost, age, and type to see if the potential tax savings outweigh the cost of the study.

Step 2

Document Gathering:

Collect essential records, including the purchase agreement, closing statement, architectural blueprints, and contractor invoices.

Step 3

Site Inspection

Have an engineer or specialist perform an on-site physical walk-through of the property to photo document & measure interior and exterior components.

Step 4

Asset Classification

Separate components like carpeting, specialized lighting, and landscaping (shorter-lived 5, 7, or 15-year property) from the structural shell (27.5 or 39-year property) using IRS Publication guidelines

Step 5

Report Delivery and Filing:

Receive the detailed, audit-ready asset report and coordinate with your CPA to implement the new schedule or file IRS Form 3115 for retroactive properties.
